The future housing development would cover at least 33 acres of publicly-owned land and include a train station and several big national retailers, such as Home Depot, Publix and BJ's Discount Store.

Developer Michael Swerdlow wants to develop 5,730 multifamily units with some affordable and workforce apartments, replacing five public housing complexes across Miami. Coconut Grove-based Swerdlow Group’s project also will include 370,000 square feet of commercial space such as offices and a school; 250,000 square feet of open space and amenities and a new Tri-Rail passenger train station, according to Miami-Dade records. 

A company led by developer Michael Swerdlow is seeking a 99-year land lease with Miami-Dade County to redevelop numerous public housing sites in Little River with 5,720 affordable and workforce apartments.

Michael Swerdlow, managing partner of SG Holdings, is among developers taking a fresh approach to affordable housing in and near the Magic City. He has called the shortage in Miami-Dade County "the largest affordability crisis in the nation," one that has displaced some senior citizens, who are struggling against homelessness. "I don't like seeing people living in deplorable conditions, so I wanted to provide affordable housing that doesn't sacrifice quality," he says of Miami's Sawyer's Walk.

Sawyer’s Walk, the largest mixed-use development in Miami’s historic community of Overtown, has announced the delivery of the retail component with a new Target that just opened and other major retailers set to open over the coming weeks and months, including a Burlington, Five Below, Aldi super-market, and Ross Dress for Less, which will serve the immediate community and surrounding neighborhoods.

The downtown Miami area now has its first Target store. The big-box retailer, along with other stores, opened in October at Sawyer’s Walk, a new shopping and affordable apartment complex in Overtown. Burlington, Five Below and an Aldi supermarket also opened in October and November. Ross Dress for Less should be ready for customers by March. “The new stores are already performing very well, with Target being ahead of what it projected,” Michael Swerdlow, the project’s developer, said in a statement to the Miami Herald.

Target has opened its store at a new retail complex in downtown Miami near the Brightline station. The new 50,000-square-foot Target is part of the 1.5 million Sawyer’s Walk development in Overtown, which includes multiple levels of retail, office, and residential.

Retailers are starting to open at developer Michael Swerdlow’s Sawyer’s Walk project in Miami’s Overtown. Already open are Target’s 50,000-square-foot store and Burlington’s 38,000-square-foot store, according to the developers’ news release. Next, Aldi will open in a 25,000-square-foot space and Five Below in a 10,000-square-foot space. In March, Ross Dress for Less will open a 26,000-square-foot store.

Swerdlow Group is advancing plans for a massive project in Little River. The development will include approximately 7,500 residential units, with a mix of affordable, workforce and market-rate housing. The Little River development will also have 602,562 square feet of retail space, and 205,076 square feet of outdoor green space open to the public.

Coconut Grove-based developer recently completed Block 55 at Sawyer’s Walk and is planning to build nearly 6,000 affordable and workforce housing apartments in Miami.

SG Holdings, a partnership among Swerdlow Group, SJM Partners, and Alben Duffie, has completed the housing component of Sawyer’s Walk at 249 Northwest 6th Street in Overtown, marking it as the largest affordable senior living community in the US within the last decade. The mixed-use development includes 1.5 million square feet of space, featuring 578 residential units for low-income seniors, 175,000 square feet for retailers, a 25,000-square-foot public plaza, and 130,000 square feet of office space for MSC Group’s North American cruise division headquarters.

MSC Group is anchoring its new North America cruise headquarters at Michael Swerdlow’s Block 55 at Sawyer’s Walk after paying $67 million for a commercial unit at the Overtown mixed-use project. 

On Overtown land where the City of Miami once planned 1,050 units of affordable and mid-income housing, a global cargo firm and cruise line will invest $100 million to develop a new US headquarters, uniting its 250 South Florida employees under one roof.
